How long will it take for a team member to respond to my enquiry?

We aim to respond to all queries with twenty-four hours and can offer a full quotation within ten working days of a site visit.  Check out our ‘Online Cost Calculator’ for an instant estimate.

Will increasing the size of my property increase its value?

This very much depends on the nature of work being carried out.  Typically, a single storey extension or loft conversion can increase the value of your property by up to 25%.  Double storey extensions have the potential to increase the value of your property by up to 50% of its original value.

 

How are payments made / Will I need to pay a deposit?

At TREC Developments there is no requirement to make a deposit.  Unlike other building firms, we are happy for work to be paid for in arrears, on a fortnightly basis, meaning you only ever pay for work once it has been completed – with no upfront costs.

How do I know the work carried out will be of the highest quality?

We work under building contracts so that we are legally obliged to carry out the work we have said to the high standard we agree. Also as a legal obligation, we have to carry out all work to the standards in building regulations and this will be assessed by an independent building inspector appointed by yourself to ensure standards are met. After works are complete we have an agreed period in which you can identify any defects that need to be rectified before the final payment for work is released.

Do you offer some sort of guarantee for work carried out?

 New build work will always need a warrantee which we can procure from an independent supplier on your behalf such as the NHBC. This will provide a warrantee for 10 years after the completion of the building workFor extensions, conversions and alterations we can procure an insurance policy against the work on your behalf but this is purely optional.

Do we need planning permission?

Your project may fall under permitted development rules which would mean you do not need to obtain planning permission. We can advise you on whether you require planning and recommend architects to take you through the design and planning process if that is required.
